Installing a charger in a condominium requires more planning than installing one beside a single-family home. The parking space, electrical room and common areas may belong to different parties, and the syndicate must protect the building’s capacity and future expansion.
Obtain approval before the work
Start by contacting the condo board or property manager. They may request a written scope, charger specifications, route of the conduit, proof of insurance and confirmation that the work will be performed by a licensed electrical contractor. Do not purchase equipment until the electrical solution and approval process are clear.
Determine where the power will come from
The charger may be supplied from the unit panel, the building’s distribution system or a dedicated infrastructure for multiple parking spaces. Distance, concrete walls, fire separations and the method used to allocate electricity costs all affect the design.
A load calculation is essential. If the available capacity is limited, a demand charge controller (DCC) or another approved energy-management system can interrupt or reduce charging when the dwelling’s demand is high. This can sometimes avoid a costly service upgrade.
Choose the charging power carefully
A 48 A charger is not always the best choice. Many vehicles remain parked overnight and can recover their normal daily driving range with a lower charging current. The selected breaker, conductors, charger settings and management device must be coordinated.
Grants and documentation
Quebec assistance programs and eligibility rules can change. Before ordering equipment, verify the current requirements on the official program website. Keep the detailed invoice, charger model, proof of payment and photos of the completed installation.
